Deposit
Self catering bookings made more than eight weeks before arrival shall be accompanied by a deposit of one third of the total cost to confirm the booking. Bookings made less than eight weeks before arrival shall be accompanied by the total cost of the holiday. B&B bookings must be accompanied by a deposit of the cost of the first night for booking of up to three nights or one third for bookings of over three nights, (one night bookings full cost). All must be accompanied by a fully completed booking form.Final Payment
Once the booking is accepted the balance of the cost is payable eight weeks before the start of the holiday. If the balance is not received by the due date we reserve the right to cancel the booking and retain the deposit.Cancellation
If the booking is cancelled then the deposit is not returned and the balance is still payable on the due date. Every effort will be made to re-let and if successful will mean a refund of the monies paid less the deposit. We recommend holiday insurance is taken out.Arrival and Departure
The accommodation is available from 4.00pm on the day of arrival and should be vacated by 10.00am on the day of departure.Damage, etc
You are responsible for the cost of any damage or breakage and for leaving the property in a clean and tidy condition. No rebates will be given for mechanical failure of any kind and every effort will be made to effect repair.Pets
We regret pets are not allowed.Additional Guests
The total number of the party must not exceed that disclosed on the booking Form. Additional guests are not permitted.Liability
No liability is accepted by the owners for any personal injury to guests, or for any loss or damage to their property.

Introduction
Smallicombe Farm offers bed and breakfast in two first floor bedrooms each consiting of a double bedroom with ensuite bathroom and one with an adjoining bunk bedded room and a ground floor suite of rooms consisting of living room, bedroom and ensuite bathroom.
The farm also offers four self-catering barn conversions and one self-catering unit being part of the ground floor of the farmhouse.
The farm is set in some 65 acres of grass and woodland in East Devon's Area of Oustanding Natural Beauty.Our OS Map ref is SY2046 9762 and our post code EX24 6BU

We have been providing accessible accommodation for some 15 years and can offer two self-catering units and B&B in the farmhouse all rated Mobility 2 M2. Over the years we have been awarded Best Self-catering Accommodation in the UK by the Holiday Care Service and an England for Excellence Award in the Tourism for All Category for our wheelchair accessbile accommodation.
Pre Arrival
The location and directions to the farm can be found on our web site and we provide you with the directions on confirmation of booking.
The nearest railway station and shops are in Honiton that is about 10 minutes (4 miles) from the farm. Taxis are available at the station. There is no public transport to the farm.
Arrival and car parking facilities
To ensure your accommodation is ready we ask that guests do not arrive before 4pm unless a previous arrangement has been made.
Car parking is available adjacent to the farmhouse and all units.
Wheelchair access is via a concrete path.
Main entrance and Reception
At the entrance to the farmhouse you will find a bell "Please Ring for Attention" which you should ring. We will then show you to your unit and give you your key.
Communal Areas
A games room with a skittle alley, table tennis, a small snooker table and information on the local attractions.
A laundry with washing machines, two tumble driers and a sink. They are operated by £1 coin meters and available 24 hours.
A garden with picnic tables in front of the farmhouse, a children's play area with play equipment and rotary clothes line.
A further garden area in front of the Granary and the Cider Barrel with picnic tables and two rotary lines.
A payphone in the farmhouse tel no 01404 831431 is available to guests. The normal phone number of 01404 831310 has an answerphone on at all times it is not attended.
Farm Shop
We do not have a regular shop but do sell our own meat from animals born and reared on the farm. We sell at local Farmers Markets and to customers direct from the farm. We normally have our award winning pork sausages, rare breed bacon and gammons plus pork and lamb roasting joints and chops.
We have well hung Ruby Devon beef from time to time.
If there is anything you would particularly like to have during your stay or take home let us know beforehand so as we can discuss availability.
Farmyard area
You are welcome to view our herd of rare breed pigs and help feed. Plese note this is a working farm so please speak to us before visiting the animals to ensure it is safe to do so. You may be asked to dip your boots and will be advised to wash your hands after touching the animals.
There is a pole barn in the yard where you can store bicycles and roof racks etc. Please note no children are allowed access to this barn. as there are straw & hay bales stored here which are in continual use and can be dangerous.
The Farm
The farm consists of pasture, some ancient woodland (designated a Devon Wildlife Site) and a wildlife pond.
We have a flock of Dorset Down sheep and a herd of Ruby Devon cattle. You are free to walk around the fields. There is no footpath system so you will be walking in some places on an uneven surface that may be muddy.
Please confirm with us the location of the bull before entering the fields and ensure that any gate that has been opened is shut carefully behind you.

Cider Barrel Mobility Level 2 M2
Entirely ground floor
2 bedrooms, one double and one bunk bedded with 2'6'' beds accessed off the double bedroom.
Open plan kitchen, dining room and living area with stepped access to the garden through patio windows.
Wheel in shower room and toilet with grab rails. Shower chair available on request when booking.
Access to the garden by French windows via two steps.
The Granary Mobility Level 2 M2
Entirely ground floor
2 bedrooms, one double and one twin. The second has 2'6'' beds.
Bathroom with toilet both with grab rails.

Access to the garden by French windoews via a ramp.
The Hay Loft
First floor accommodation accessed by a flight of concrete steps with handrail.

Communal lounge for the first floor bedrooms with Digital TV, DVD and Video, Radio and CD plyer and a log burning stove in the large inglenook. Private lounge for the Garden Suite with digital TV, DVD and Video player and Radioand CD player plus oil burning stove in the inglenook.
Double bedrooms have TV (except ground floor bedroom) tea making facilities and refrigerator with fresh milh k and bottled water provided. Microwave available on request.
Allwergy free duvets and pillows are provided on the beds but blankets are available on request.
Hair dryers are provided and shoe cleaning equipment available on request.
All bathrooms have baths with over bath shower, wash basin and toilet. In the ground floor bathrrom there are grab rails and bath boards.
Stairs to the first floor bedroms with a rope handrail.
A selection of local information, maos books and magazines is available in the lounges.
Non-smoking policy in operation within the farmhouse.
Information on fire evacuation drill and emengency phone numbers are on the inside of the bedroom doors.
